Important Note about Estoppel Certificates*

Please note that due to the fact that estoppels are a legal document, they cannot be post-dated for more than a day or two prior to the closing date to allow for Non-Sufficient Funds (NSF) processing and other unforeseeable issues. Please do not order a rush estoppel more than 3-5 days prior to the closing date, otherwise, it will be dated for when the estoppel was REQUESTED, not for the closing date, and no refunds will be given. If an estoppel is requested 10 days or more prior to a closing date, it will not be released until 1-2 days before the closing date. If the estoppel is required more than 1-2 days before the closing date (please specify this in the comment section), it will be dated as of the request date, not the closing date. Thank you for your understanding and cooperation.
